Cho Mo Shopping Center Project

1. Developer: Vinaconex Corporation

2. Location: 495C Bach Mai Street, Hai Ba Trung district, Hanoi

3. Project objective:

-       To celebrate the 1000^th anniversary of Hanoi in 2010, the Hanoi People’s Committee will complete renovation of traditional markets by speeding up the process of inviting and selecting contractors in bidding competitions for construction of first-level traditional markets.

-       Cho Mo is a traditional market at the center of Hanoi. However, its old infrastructure, which makes Cho Mo fail to meet requirements for sanitation, environment and fire safety, is hindering the capital’s development towards a modern city. Therefore, Cho Mo renovation and reinvestment are necessary and appropriate with the master plan of Hanoi.

4. Architect planning:

- Total research area: 14,776 m2

- Land planned for public road: 3,585 m2

- Area for construction of Cho Mo Shopping Center: 11,191 m2

- Construction area: 4,922 m2

- Total floor area: 87,044 m2 (excluding 5 basements area)

- Coverage Ratio: 43.9%

- FAR: 7.78

- Average height: 17.7 stories

5. Project size: To complete technical infrastructure, details as:

A combination of high-rise buildings, include Block A - 25 floors, Block B - 15 floors, Transition Block - 5 floors. The building will be arranged as follows:

- Office Grade A: from 6^th floor to 25^th floor of Block A. Total construction area is approximately 47,760 m2.

- Apartments: from 6^th floor to 15^th floor of Block B. Total construction area is approximately 15,770 m2, divided into 100 units (10 units per floor).

- Trade center: one part of the 1^st floor and from 2^nd to 5^th floor. Total construction area is approximately 23,514 m2.

- Traditional market: semi-underground basement of the Trade Center. Total construction area is approximately 10,100 m2.

- Parking and static traffic area: 4 basements. Total construction area is approximately 40,400 m2.

6. Duration of project: from 2007 to 2010.

7. Implementation: The project is managed by Vinaconex Commerce and Trade Development Joint stock Company (VCTD), charter capital of which is VND 200 billion. VINACONEX holds 51% and other investors hold 49% of shares.
